Why Aurora Floors Need the Right Coating

Aurora Has Two Kinds of Garage — and Each Needs a Different Fix

Aurora's garage stock splits two ways. On the west and far-east edges — Eola Yards, Stonebridge, and the subdivisions off Route 59 — most single-family homes went up in the 1990s and 2000s. Those slabs are sound, but they were never sealed, so they soak up road salt every winter and slowly pit and stain.

Older near-east neighborhoods like Pigeon Hill are a different story: 1900s–1950s ranch garages where decades of Illinois freeze-thaw have left spalling, pitting, and hairline cracks. A coating has to repair that damage before it can bond. We diamond-grind, fill and level every crack and spall, and moisture-test the slab — so the floor goes down on a sound surface that actually lasts.

A Recent Aurora Project

Flake Garage Floor Off the Eola Corridor

Here is a representative Aurora project from the Eola Yards area, near Liseter Road and Stonebridge: a roughly 520 sq ft two-car garage in a 1990s single-family home. The slab had never been sealed and showed white salt staining plus two surface cracks near the door.

We diamond-ground the concrete, filled the cracks, ran a moisture test, and installed a gray-and-black flake (chip) epoxy floor with a polyaspartic topcoat for salt and UV resistance — finished in about one day. It is the kind of new-build garage we coat all over the Eola and Route 59 belt.

Pricing

What Does It Cost in Aurora?

Most Aurora floors run about $5–$12 per square foot — a two-car garage often lands around $2,500–$6,000 depending on size, slab condition, and finish. Those are typical market ranges, not a quote: every floor is different, so every price path ends at a free, honest estimate.

Which System?

Epoxy vs. Polyaspartic

For most Aurora garages we use a hybrid: an epoxy base coat for thickness and adhesion, plus a polyaspartic topcoat that cures fast, won't yellow, and handles Aurora freeze-thaw and road salt better than straight epoxy.

Getting to Aurora

How Fast Can We Get to Aurora?

From our Naperville shop at 1750 W Ogden Ave, we're a quick run to Aurora. We take Ogden Avenue west to I-88 and exit at Eola Road or Route 59 — most Aurora neighborhoods are about a 15–20 minute drive (roughly 12–15 miles). Downtown Aurora and the Fox River side run closer to 25 minutes via I-88 to Farnsworth Avenue.

That proximity covers the neighborhoods we serve most: Eola Yards and Stonebridge on the new-build west and far-east edges, the older Pigeon Hill ranches near the Fox River, and the dense residential-and-retail mix along the Route 59 / Fox Valley Mall corridor. Phillips Park, RiverEdge Park, and the Paramount Theatre downtown all sit within easy reach of our crew.
