Lombard Slabs Take a Beating — Here's What We See

Lombard — the "Lilac Village" — is mostly built out, and it shows in the floors. Pockets near downtown and Lilacia Park hold early-1900s bungalows, Tudors, and foursquares, while the bulk of town is postwar 1940s–70s ranches, split-levels, and colonials.

Those older garage and basement slabs are the ones we see most: surface-pitted and spalling from decades of road salt tracked off Roosevelt Road and Butterfield, plus DuPage clay-soil moisture pushing up through basement floors. We grind, repair, moisture-test, and coat — so the floor is sealed and sound, not just painted over.

A Representative Lombard Project

A Salt-Pitted Garage Slab Near Highland Avenue

Here is a representative Lombard project that shows how we work. A 1960s split-level near Highland Avenue, just north of Yorktown Center, had a two-car garage slab (about 440 sq ft) with salt pitting along the apron and a hairline crack running to the drain.

We diamond-ground the surface, filled the crack and pits, ran a moisture test, and laid a gray-and-black flake (chip) epoxy with a polyaspartic topcoat — done in one day and cured for parking by the weekend. This is a representative Lombard project that reflects the work and conditions typical of these older slabs.

Pricing

What Does It Cost in Lombard?

Most floors run about $5–$12 per square foot — a two-car garage often lands around $2,500–$6,000 depending on size, prep, and finish. Those are typical market ranges, not a quote: every slab is different, so every price path ends at a free, honest estimate.

Which System?

Epoxy vs. Polyaspartic

For most Lombard garages we use a hybrid: an epoxy base coat for thickness and adhesion, plus a polyaspartic topcoat that cures fast, won't yellow, and handles Illinois freeze-thaw and road salt better than straight epoxy.

Getting to You

Neighborhoods We Serve in Lombard

Lombard is about a 13-mile, ~25-minute run from our Naperville shop at 1750 W Ogden Ave — north on Naper Boulevard to I-88 east, then up I-355 and Butterfield Road (IL-56) into central Lombard. We cover all of DuPage from here, so Lombard garages and basements are an easy same-week visit.

We work all over town — including York Center (the older postwar housing around York Center Park), Flowerfield near the Metra line, and The Summit at Yorktown, the newer subdivision by Yorktown Center where new-construction slabs are still curing and get a moisture test first. We also reach north Lombard and the Lilacia Park area.
