Why Concrete Prep Matters More Than the Epoxy Itself

Here is the part most people get backwards: the resin you choose matters far less than what happens to the slab before it goes down. Prep is roughly 80% of whether a floor lasts. A premium coating over a poorly prepped slab will still peel — and a solid coating over a properly ground, repaired, moisture-tested slab will hold for years.

An epoxy coating is a mechanical bond. It grips the thousands of tiny pores and texture in the concrete surface. If those pores are sealed, dusty, oily, or smoothed over, there is nothing for the coating to lock into — so it lifts. Almost every peeling-floor horror story traces back to skipped or shortcut prep, not bad product.

Grind vs. Acid

Diamond Grinding vs. Acid Etching

Diamond grinding uses a weighted machine with diamond-segment discs to physically abrade the top layer of concrete, opening a clean, uniform profile across the entire slab. Acid etching pours a diluted acid (usually muriatic) that chemically roughens the surface, then has to be neutralized and rinsed away.

Grinding does things acid simply can't: it cuts through old sealers, paint, and contamination; it levels high spots; and it produces a consistent CSP 2–3 profile no matter how dense the slab is. Acid etching is unpredictable — it bites hard in some spots and barely at all in others, and it leaves a chalky residue that must be perfectly removed or the coating fails. That uneven, residue-prone result is the #1 cause of peeling we get called to fix. It is exactly why we never acid-wash.

Clear & Clean the Slab

We empty the space, sweep it down, and degrease every oil spot. Oil and grease soak into concrete and block adhesion, so contaminated areas get cleaned before anything else.

Diamond-Grind to a Uniform Profile

We mechanically grind the entire surface to an even CSP 2–3 profile — cutting through old coatings and opening the pores so the epoxy bonds into the slab, not onto it.

Vacuum Dust-Free, Tape & Prime

The floor is vacuumed completely dust-free, edges are taped, and a primer is applied so the system keys into perfectly clean concrete.

We coat only after the slab passes moisture and cleanliness checks — never over residue, dust, or moisture. If it is not ready, it does not get coated.

Cracks and spalls left unfilled telegraph straight back through the coating and become failure points the first time the slab moves with freeze-thaw. We fill and level them first so the finished surface is sound and continuous.

Moisture is the silent killer. Concrete over clay soil can wick vapor up from below, and that pressure will push a coating right off the slab months later. A vapor-emission test tells us whether the slab is ready or needs a moisture-mitigation primer.
