Why Chicago

Why Chicago Garages and Basements Need the Right Coating

Chicago's "Bungalow Belt" holds roughly 80,000 classic brick bungalows — about a third of the city's single-family homes — built between 1910 and the mid-1930s with full basements and detached garages off the back alley. Those alley garages sit on old slabs that take the full brunt of Chicago winters: water gets into surface cracks, freezes, and spalls the concrete.

On top of that, road salt tracked off Lake Shore Drive and the Eisenhower pits and dusts the surface season after season. A diamond-ground epoxy or polyaspartic coating seals that slab before the damage spreads — and finally makes the most-used floor on the property look finished instead of crumbling.

Recent Work

A Recent Chicago Project — Portage Park Garage

Here is a representative Chicago project on the Northwest Side. A two-car alley garage in Portage Park — about 440 square feet — had a 1950s slab that was dusting badly and showing salt-pitting near the overhead door.

We diamond-ground the surface, chased and filled the cracks, ran a moisture test, and installed a gray-and-black flake (chip) epoxy floor with a polyaspartic topcoat for UV and salt resistance. One-day install on the topcoat, and the homeowner was parking on it again the next day. Want this look? See flake (chip) epoxy floors.

Pricing

How Much Does It Cost in Chicago?

Most floors run about $5–$12 per square foot, so a two-car garage often lands around $2,500–$6,000 depending on size, slab condition, and finish. Those are typical market ranges, not a quote — every floor is different, so every price path ends at a free, honest estimate.

Which System?

Epoxy vs. Polyaspartic for Chicago Winters

For most Chicago garages we use a hybrid: an epoxy base coat for thickness and adhesion, plus a polyaspartic topcoat that cures fast, won't yellow, and handles freeze-thaw and road salt better than straight epoxy.

How We Reach Chicago & Where We Work

We're based at 1750 W Ogden Ave in Naperville and run crews into Chicago regularly. The typical route is I-88 (Reagan Memorial Tollway) east to I-290 (the Eisenhower) straight into the city — about 30–35 miles, roughly 40 minutes off-peak (longer at rush hour near the I-294 and Eisenhower merges). For the Southwest Side and bungalow-belt neighborhoods we'll often take Ogden Avenue (US-34) in directly.

We coat garage and basement floors in Chicago neighborhoods including Portage Park and Belmont Cragin on the Northwest Side, Norwood Park on the Far Northwest, and Garfield Ridge and Beverly on the Southwest Side — the classic bungalow-belt blocks of alley garages and full basements.
